A small suburb on the river

Henley sits on the northern side of the Parramatta River between Gladesville and Huntleys Point, in the Municipality of Hunters Hill. Wallumatta Bay is the inlet off Gladesville Reserve, and the Three Brothers rocks sit out in the river, submerging at high tide. Gladesville Reserve itself carries playing fields, a basketball court, a skate park and remnant bushland. Henley Baths is a small riverside park, no longer used for swimming, and the Henley Green community garden sits nearby. Victoria Road is the main road through, and Crown Street runs off it.

Small suburb, short streets, and almost all of it within a few hundred metres of salt water.

Metal fails before the roof does

On a river frontage like this, the roof covering is usually not the first thing to go. The metal is.

• Fasteners, screws and washers corrode, particularly where an earlier repair used a mismatched fixing.
• Flashings fail at fold lines and cut edges at chimneys, parapets, wall abutments and penetrations.
• Valley trays under tile roofs rust from the underside, where leaf debris holds moisture against them.
• Gutters and downpipes corrode through well ahead of the roof above them.
• Sheltered areas that salt reaches but rain never rinses corrode faster than the exposed ones.

That makes material grade a real decision rather than a detail. Anything replaced here should be specified for the exposure and fitted with compatible fixings, with no incompatible metals in contact.

Heritage and the Hunters Hill controls

Being in the Hunters Hill municipality matters. Complying development is not available inside a conservation area there, and the council issues heritage exemption letters only for genuinely minor work, with slate replaced in slate and matching flashings and capping as its published example. Repairing what exists is generally the straightforward path; changing material or appearance needs checking against the controls for your street first.
