Storm Damage and Emergency Roof Repairs, Ryde

Make-safe and emergency roof repairs across the Ryde district after storm damage, with documented photos and reports for your insurance claim.

Temporary tarpaulin weighted down over a damaged section of tiled roof

First priority is stopping the water, not pricing the job

When a storm comes through the ridges between the Parramatta and Lane Cove rivers and a roof opens up — a lifted sheet on a West Ryde walk-up, a limb through the tiles on a street backing onto the Field of Mars Reserve — there are two separate problems. One is urgent and one is not. The urgent one is water in the building and anything loose above head height. The other one, what the proper repair is and what it costs, can wait a day and should.

So an emergency call here is handled in that order. Make the building safe and watertight, document what failed, then inspect and quote the permanent fix properly.

Call (02) 9100 0199.

The first hour, before anyone arrives

  1. Electrics off for any circuit near where water is coming in. Water and a light fitting in the same ceiling is the real hazard, not the roof.
  2. Stay out from under a sagging ceiling. A bulging plasterboard ceiling is holding water and it comes down as a sheet, not a drip.
  3. Move and cover what you can, and put containers under active drips.
  4. Stay off the roof. Wet tile is slippery, loose sheeting has edges, and a storm-damaged roof has no idea where it is structurally sound.
  5. Photograph everything before you move it, inside and out, from the ground. Wide shots and close-ups, with the time and date intact.
  6. Clear what you safely can at ground level — a blocked grate at the bottom of a downpipe is often the reason water backed up at all.
  7. Call it in and describe what you can see and hear. Sound matters: running water in a wall cavity is a different story to a slow drip.

Why this district gets caught

The runoff story here is a function of the ground. Everything drains off the ridges toward the Parramatta River on the southern side and the Lane Cove River on the eastern side, and the suburbs in between sit on slopes. In a short, heavy downpour, drainage that is adequate most of the year gets asked for several times its usual capacity in twenty minutes.

Three patterns we see repeatedly:

  • Gutter and valley overflow on steeply pitched blocks, pushing water behind the fascia or above the valley tray and into the roof space.
  • Box gutter and outlet choke on the low-pitch sections of the 1960s and 70s brick flats, where a blocked sump floods inside the roof line rather than over the edge.
  • Wind and branch damage on the bush interface — the streets backing onto the Field of Mars Reserve, Buffalo Creek Reserve, Darvall Park and the Lane Cove River bushland, where a dropped limb breaks tiles or dents sheeting.

What the make-safe covers

  • Tarping over damaged areas, fixed and weighted so it survives the next front rather than flapping off.
  • Securing or removing partly detached sheeting, capping and flashing that could move again.
  • Replacing clearly broken tiles to close the roof.
  • Clearing blocked gutters, valleys, sumps and box gutter outlets so water can leave.
  • Checking the ceiling space for standing water and telling you whether a ceiling needs to come down before it falls.
  • Photographing everything in place for your records and your claim.

Make-safe is temporary and we say so plainly. It buys the time to do the permanent work correctly.

Then the permanent repair

Once the roof is dry and the weather has settled, the real inspection happens: what broke, what was already weak, and whether the damage is confined or has travelled. From there the honest answer is one of three.

A targeted repair — tiles, a valley, a flashing, a section of sheeting — handled under roof repairs.

A drainage fix, where the storm simply exposed gutters or downpipes that were never sized for the roof, handled under gutter repair and replacement.

A replacement, where an already-tired roof has been pushed over the line, handled under roof replacement.

Insurance claims and documentation

We are roofers, not an insurer or a broker, and we will not tell you what your policy covers. What we can do is make sure the claim is not lost for want of evidence:

  • Dated photographs of the damage as found, before it is disturbed.
  • A written report describing the condition found, the cause as observed, and the repair required.
  • An itemised quote for the permanent work, in writing, in a form you can hand over.
  • A clear separation between the make-safe work and the permanent repair.

If an assessor is being appointed, say so when you call. If the matter is a condition dispute rather than a storm event, a standalone roof inspection and report is usually the more useful document.

Who turns up

Work is carried out by established, licensed and insured roofing contractors working to NSW Fair Trading requirements. Completed work carries a written workmanship warranty. Residential building work over $5,000 including GST in NSW requires a licence and a written contract, which applies to the permanent repair as much as to any other job.

Call (02) 9100 0199 for the Ryde district, including Ryde, Gladesville, Hunters Hill and every other suburb on our service areas list. If it is not an emergency, the quote form is the easier route and we will come and look at no cost.

FAQs

Frequently asked questions

There is water coming through the ceiling this minute. What do I do before I ring anyone?

Protect people and electrics before you think about the roof. Turn the power off at the board for any circuit near the water, move what you can out from under it, and put a bucket down. If the ceiling is bulging or sagging it is holding a lot of water and it can let go all at once, so keep everyone out from under it. Then call us on (02) 9100 0199 and describe what you can see. Do not go up on a wet roof yourself.

What does a make-safe visit actually do?

It stops the water getting in and stops anything loose becoming dangerous. Depending on what we find, that means tarping a damaged area and weighting or fixing it down properly, refixing or removing partly detached sheeting or capping, replacing obviously broken tiles, and clearing a blocked gutter, valley or box gutter outlet so the roof can shed water again. It is a temporary measure by design. The permanent repair is assessed and quoted separately once the roof is dry.

Will the photographs you take be enough for my insurer?

They are the right starting point. We photograph the damage in place before anything is moved, record what failed and where, and can set that out in a written report describing the condition found and the repair required. Insurers make their own decisions and some appoint their own assessor, so we do not promise an outcome. What we can do is make sure the evidence exists, dated and in context, rather than lost under a tarp.

Is a few lifted tiles urgent, or can it wait until next week?

It depends what is under them. A couple of displaced tiles on a sarked roof over a garage can often wait a short while. The same two tiles over a bedroom on an unsarked inter-war roof mean the next shower goes onto your ceiling, and a wet plasterboard ceiling is a much larger bill than two tiles. Send a photo if you can, or describe it over the phone, and we will tell you honestly whether it needs tonight or next week.

Why do you not simply do the full repair on the first visit?

Sometimes we can. Often the roof is still wet, the weather has not finished, or the extent of the damage cannot be seen until things dry out and the ceiling space can be inspected properly. Rushing a permanent repair onto a wet roof produces work that fails. Making the building safe and watertight first, then quoting the real repair in writing, costs you less and holds up better.
