A peninsula with water on three sides

Tennyson Point is a small, low-lying peninsula between Morrisons Bay and Glades Bay, running out to Raven Point at its tip, with Grove Creek entering Morrisons Bay near the western boundary. Elevation across the suburb is around 23 metres — the lowest ground of any suburb we cover — and it borders Ryde, Gladesville and Putney on the land side, with Breakfast Point, Cabarita and Abbotsford across the water.

Water on three sides is lovely to look at and it sets the roofing specification.

What the exposure does

Salt-laden air is the governing factor here. It does not attack a roof evenly; it attacks the metal, and it attacks it in the places that never get properly rinsed by rain.

What that means in practice:

• Fasteners and washers go first, especially on sheet roofing and on anything previously repaired with a mismatched screw.
• Flashings at chimneys, walls, parapets and penetrations corrode at the fold lines and at cut edges.
• Valley trays under tile roofs rust from the underside, where debris holds moisture against them.
• Gutters and downpipes generally fail before the roof covering does.
• Sheltered areas — under eaves, behind parapets, on the lee side — collect salt without being washed, and corrode faster than the exposed areas people worry about.

So on this peninsula the right answer is usually coastal-grade material, compatible fixings, and no mixing of metals that will corrode each other where they meet. Fitting standard components a few hundred metres from the water is false economy.

The houses themselves are a mix of older tiled homes and substantially rebuilt waterfront properties, so the work ranges from rebedding and repointing capping to full re-roofing.
