Four generations of roof on the one street

West Ryde has an unusually mixed housing stock for a single suburb, and you can read it walking from the station out. Federation houses and Californian Bungalows sit closest in, then Depression-era weatherboard and fibro cottages under corrugated iron, then 1960s red brick, then the red-brick flats of the Askin years, then the newer apartments down toward the river. Addington, on Victoria Road, is one of the oldest surviving buildings in the country. Many of the houses still sit on quarter-acre blocks, which means long roof planes and long gutter runs.

Every era brings its own fault

On the bungalows and Federation houses the trouble is almost always the mortar, not the tile: cracked pointing under the ridge and hip capping, drummy bedding, and a valley tray that has rusted through where leaf litter sat on it for twenty years.

On the Depression-era cottages the corrugated iron has usually been replaced at least once, and what fails is the fasteners and the flashings at the joins.

On the red-brick walk-ups, low-pitch sections and box gutters behind a parapet are the issue, and when an outlet chokes the water rises inside the roof line.

Across all of them, the long roof planes on big blocks deliver a lot of water to very few downpipes. Gutter capacity and fall are a frequent finding here, and the City of Ryde stormwater provisions expect a gravity-fed system taking runoff to the low point of the site.
